Arrival and departure times<br \/>\nalso apply to individually agreed weekdays. Departure must take place on the day of departure by<br \/>\n10.00 a.m. at the latest.<br \/>\nOther arrival and departure times can be agreed individually with the landlord.<br \/>\nIf the tenant does not appear by 10.00 p.m. on the day of arrival, the contract is deemed to have been terminated after a<br \/>\nperiod of 48 hours without notification to the landlord. The landlord<br \/>\nor his representative may then freely dispose of the property. A (pro rata)<br \/>\nrepayment of the rent due to early departure does not take place in principle. 2. special requests and additional agreements<br \/>\nare generally possible. They require written confirmation by the landlord. 3. payment<br \/>\nThe rental agreement becomes valid upon receipt of the deposit on the landlord&#8217;s account<br \/>\n. The deposit of 30% of the rental amount is due for payment within seven days<br \/>\nof receipt of the booking documents. After the down payment has been made, payment of the remaining amount is due<br \/>\n30 days prior to departure. If the payment deadlines<br \/>\nare not met, the landlord may withdraw from the contract.<\/p>\n<p>    Non-payment is deemed to be a withdrawal from the contract<br \/>\nand entitles the tenant to re-let the property.<br \/>\nAdditional costs for water, parking space, waste and energy costs are not charged. 4. withdrawal<br \/>\nYou can withdraw from the contract at any time.<br \/>\nWithdrawal must be made in writing. In the event of withdrawal, you are obliged to compensate us<br \/>\nfor the damage incurred:<br \/>\n&#8211; from the day of booking confirmation by the landlord to the 90th day before the start of the rental period<br \/>\nno compensation<br \/>\n&#8211; from the 89th day to the 61st day before the start of the rental period 10% of the total price <strong>. from the <\/strong>60th day to the 31st day before the start of the rental period 20% of the total price <strong>. <\/strong>20% of the total price<br \/>\n&#8211; from the 30th day to the 15th day before the start of the rental period 50% of the total price<br \/>\n&#8211; from the 14th day to the 8th day before the start of the rental period 80% of the total price<br \/>\nIn the event of cancellation less than eight days before the start of the rental period, the full travel price must be paid.<br \/>\nThe date of receipt of your notice of cancellation counts in each case.<\/p>\n<p> Amounts already paid in<br \/>\nwill be offset.<br \/>\nYou can provide a replacement person who will enter into your contract under the conditions stated at<br \/>\n. A written notification is sufficient. 5. obligations of the tenant<br \/>\nThe tenant undertakes to treat the rented property (vacation home, inventory and<br \/>\noutdoor facilities) with care. If damage occurs to the<br \/>\nvacation home and \/ or its inventory during the tenancy, the tenant is obliged to notify<br \/>\nthe property management immediately.<br \/>\nDefects and damage discovered on arrival must be reported immediately to the<br \/>\nproperty management, otherwise the tenant is liable for this damage. A reasonable period of time must be allowed for<br \/>\nrectification of damage and defects.<br \/>\nClaims arising from complaints that are not reported immediately on site are<br \/>\nexcluded. <\/p>\n<p>   Complaints that are only received by the landlord at the end of the stay or after leaving<br \/>\nthe vacation home are also excluded from compensation<br \/>\n.<br \/>\nIn the event of any service disruptions, the tenant is obliged to do everything reasonable within the scope of<br \/>\nhis legal obligation to help remedy the disruption<br \/>\nand to keep any damage incurred to a minimum.<br \/>\nOn the day of departure, the tenant must remove personal belongings, dispose of household waste in<br \/>\nthe bins provided and store clean and washed dishes in the<br \/>\nkitchen cupboards. 6. data protection<br \/>\nThe tenant agrees that within the framework of the<br \/>\ncontract concluded with him, necessary data about his person will be stored, changed and \/ or deleted<br \/>\n. All personal data will be treated with absolute confidentiality. 7. liability<br \/>\nThe advertisement has been prepared to the best of our knowledge. No liability is accepted for any influence on the<br \/>\nrental property caused by force majeure, normal power and water failures and<br \/>\nstorms.<\/p>\n<p>  Similarly, no liability is accepted in the event of unforeseeable or<br \/>\nunavoidable circumstances such as official orders, sudden construction sites or for<br \/>\ndisruptions caused by natural and local conditions. However, the landlord will be happy to assist in<br \/>\nrectifying the problems (where possible).<br \/>\nThe landlord accepts no liability for the use of the play and sports equipment provided<br \/>\n.<br \/>\nThe arrival and departure of the tenant is the responsibility and liability of the tenant. The<br \/>\nlandlord is not liable for personal belongings in the event of theft or fire. The tenant is fully liable for willful<br \/>\ndestruction or damage. 8. final provisions<br \/>\nPhotos and text on the website or in the flyer serve as a realistic description. The<br \/>\n100% correspondence with the rental property cannot be guaranteed. The<br \/>\nlandlord reserves the right to make changes to the furnishings (e.g. furniture), provided they are of equal value<br \/>\n.<br \/>\nShould one or more provisions of these terms and conditions be or become invalid<br \/>\n, this shall not affect the validity of the remaining provisions.   <\/p>\n<p>   The invalid<br \/>\nprovision shall be replaced by a valid provision that comes as close as possible to the economic and legal<br \/>\nintention of the contracting parties.<br \/>\nGerman law shall apply.
